Regina Real Estate Market Update — Q1 to Q3 2026

A look at Regina’s housing market through the first three quarters of 2026

The Regina real estate market has remained active throughout 2026, with strong buyer demand, limited inventory and continued price growth shaping market conditions. Here is a look at how the market progressed through Q1, Q2 and Q3.

Q1 2026 — A Strong Start to the Year

The first quarter saw 683 residential sales across Regina.

By the end of March, Regina’s residential benchmark price had reached $343,700, representing a new benchmark-price record at the time. March recorded 313 sales, while inventory stood at 522 units and the market had approximately 1.67 months of supply.

The combination of steady demand and limited inventory continued to put pressure on available housing choices, particularly for buyers looking for well-priced homes.

Q2 2026 — Strong Spring and Record Pricing

Activity increased significantly during the spring market, with 1,129 residential sales recorded during Q2.

Regina recorded 347 sales in April, 350 in May and a June-record 432 sales. By June, the residential benchmark price had reached a new record of $356,400.

Inventory remained tight, with approximately 1.6 months of supply heading into July. This continued to create competition for properties that were well priced and well presented.

Q3 2026 — Summer Market Remains Active

Q3 figures are currently available through August 31, 2026, as September is not yet complete.

During July and August, Regina recorded 714 residential sales. The benchmark price was $349,800 in July and $348,900 in August, remaining above the same period a year earlier.

August recorded 332 residential sales, while 797 units were available at month-end. After accounting for conditionally sold properties, Regina entered September with approximately 1.72 months of supply.

New listings also showed some improvement during the summer, giving buyers modestly more choice, although overall inventory remained below historical averages.

What the 2026 Market Tells Us

The first eight months of 2026 show several important trends:

  • Buyer demand remains active, with sales continuing at healthy levels.

  • Inventory remains limited, particularly compared with longer-term historical averages.

  • Benchmark prices have increased, reaching record levels during the spring and early summer.

  • Well-priced properties continue to attract attention, particularly in popular price ranges.

  • The market is gradually seeing some improvement in new listings, although supply remains an important factor.

For buyers, understanding current inventory and neighbourhood-level pricing is important before making an offer. For sellers, accurate pricing and strong presentation remain key to attracting qualified buyers.

As we move toward the final quarter of 2026, the Regina market will continue to be influenced by inventory levels, buyer demand, affordability and broader economic conditions.
